The process

From keys to a tenancy that runs itself

Five steps, and the same name attached to all of them. You will never be handed to a different department once the tenant signs.

  1. A rental valuation

    Priced against leases that actually completed in your building and community, plus the Dubai Land Department's rental index. If the figure you had in mind is above what the evidence supports, we show you the evidence rather than take the instruction and wait for you to lower it.

  2. Permit, photography, listing

    The Trakheesi advertising permit is issued before anything goes public. Then it is shot properly, written properly, and put in front of the portals and our own tenant list in the same week.

  3. Viewings and vetting

    We run every viewing and check who we are putting in your property: employment, income, references and how they behaved in the last place they lived. A weekly call tells you what we saw and who we turned away.

  4. Contract, cheques and Ejari

    Tenancy contract drawn, cheques and deposit collected, Ejari registered, DEWA and cooling transferred, and a move-in handover run against a signed inventory with photographs. That inventory is what settles the deposit argument a year later.

  5. The year nobody markets

    Rent collected and transferred, maintenance arranged and invoiced, inspections carried out, and the renewal opened early enough to be a conversation rather than a notice period. This is where most agencies stop and where the service actually starts.

The wrong tenant costs more than an empty month

An empty month has a price you can work out on the back of an envelope. A tenant who stops paying does not. The tenancy law here is written to protect the person living in the property, which is reasonable, and it means recovering possession is measured in months rather than weeks. Add the unpaid rent, the condition you get the place back in, and the second void while you rent it out again.

So we check employment, income, references and how an applicant behaved in the last property they lived in. Occasionally that means telling you to turn down the only offer on the table and wait. It is not what an agent chasing a commission would say, and it is the whole reason our landlords stay landlords.

Two ways to work with us

Rent it out, or hand it over

Some owners want a tenant found and the keys handed back. Others never want to think about the property again. Both are legitimate, and the second is not automatically the one we push you towards.

We find the tenant, paper the tenancy properly and hand you a property that is occupied and registered. After the handover it is yours to run.

Without it your tenant cannot open a DEWA account or sponsor family visas, and you have no registered record of the tenancy if a dispute ever reaches the rental committee. We register it on every property we rent out.

  • You pay the service charge to the building or community, and the cost of major maintenance: air conditioning plant, water heaters, structural items, anything that belongs to the property rather than to the person living in it. The tenant pays DEWA, cooling, internet, and the Dubai municipality housing fee, which is collected through their DEWA bill. Minor repairs are usually the tenant's up to a threshold written into the contract. We put that threshold in the tenancy in writing, rather than leaving it to be argued about the first August the air conditioning fails.

  • Only within what Dubai's rental index permits, and only with at least 90 days' written notice before the renewal date. Your recurring cost is the service charge, billed per square foot per year, which varies considerably between developments and is worth knowing precisely before you set a rent. You may still have a liability where you are tax resident, and that is a question for an adviser in that country rather than for us.

  • Leasing and management are in-house rather than passed to a third party, so the person who rents out your property is the person who answers when something happens inside it. A substantial share of our landlords are overseas owners, which only works when the reporting is honest and somebody on the ground actually picks up the phone.
