Information, not advice

The guides, articles, area guides, FAQs and videos on this site are general information. They are not legal, tax, financial, investment, immigration or regulatory advice, and they do not take your circumstances into account. Laws, fees and procedures change. We date and source our guides, but you should confirm anything you rely on with the issuing authority or a qualified adviser before you act.

The cost calculators give estimates based on published Dubai Land Department rates and the figures you enter. The amount you pay at transfer may differ.

Listings and off-plan projects

Listings show properties we are instructed on or permitted to market. Prices, availability and details can change without notice, and a property may be sold or rented before its listing is updated.

Off-plan information, including floor plans, prices, payment plans, completion dates, amenities and images, is supplied by developers and may change. Images may be artist's impressions rather than photographs.

Nothing on this site is an offer or a contract. Every transaction is subject to the agreements the Dubai Land Department requires, such as Form A, Form B and Form F, and to the terms we agree with you in writing.

Enquiries and contact

When you send us an enquiry, you agree that we may contact you about it by phone, email or WhatsApp. Please give accurate details, and do not submit an enquiry on someone else's behalf without their permission.

Job applications

Submitting an application does not create an employment relationship or guarantee an interview. The information you send must be true and complete. We handle applications as described in our Privacy Policy.

Acceptable use

You must not:

• copy listings or content from the site at scale, including with automated tools
• interfere with the site's security or operation
• send spam, false enquiries or malicious files
• impersonate House Of Orange or any of our team
• use the site for any unlawful purpose

Intellectual property

The text, design, photographs, videos, logo and other content on this site belong to House Of Orange or to the people who license them to us. You may view the site, share links to it and quote short passages with credit to House Of Orange. Any other copying, republishing or commercial use needs our written permission. Developer materials remain the property of the developers.

Other websites and services

The site links to and embeds content from other services, including property portals, government websites, YouTube and Google Maps. We are not responsible for their content, availability or privacy practices.

Availability

We work to keep the site available and accurate, but we do not guarantee that it will be uninterrupted or free of errors.

Liability

To the fullest extent the law of the UAE permits, we are not liable for any loss arising from reliance on information on this site or from being unable to use it. Nothing in these terms limits any liability that cannot be limited by law.

Privacy

Our Privacy Policy explains how we handle personal data collected through the site.

Changes to these terms

We may update these terms. The date at the top shows when they last changed, and your continued use of the site means you accept the current version.

Governing law

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute arising from them.
