A private office for significant Dubai property
For individuals and family offices acquiring, holding or quietly selling substantial property in Dubai. One senior consultant, properties sourced off-market against your brief, sales run without a listing where a listing would cost you, and everything after the transaction handled by the same firm.

Discretion is worth nothing without the licence behind it
Every firm in this city offers confidentiality and access. Rather fewer will tell you who they are regulated by, who will actually be handling your file, or what they have transacted. Ours is on this page because you should not have to ask for it.
House of Orange Real Estate L.L.C. is Dutch-founded and Dubai licensed, named for the Dutch royal house. Most of our business is repeat or referred, which is the only measure of this work that means anything.

Direct relationships with the developers behind most of what launches in Dubai, which is how clients enter at the released price.
Sourced off-market, against your brief
Most of what changes hands at this level is never advertised. We take your brief to the owners, developers and brokers we already transact with, and come back with what actually fits it, whether or not it was ever for sale in public.
Sold without the market watching
A listing tells the whole city what you own and that you want out, and at this level that knowledge moves the price against you. Where discretion serves you better, we sell to qualified buyers directly, and the property never appears on a portal at all.
One senior consultant, for everything
Acquisition, structuring introductions, handover, leasing, management and the eventual sale, carried by one person who knows the whole position. You explain yourself once, and never to a call centre.
Four situations where the ordinary service is not enough
Private individuals
Buying, holding or selling at a level where the transaction becomes known if it is handled publicly, and where being known changes the price.
Family offices
Deploying capital into Dubai property as one line in a wider portfolio, usually alongside advisers who need a counterparty that can talk to them properly.
Overseas owners
Holding UAE property from another country and time zone, needing someone on the ground who reports honestly about a building they cannot walk into.
Repeat investors
Already several properties in, and past the point of wanting to be sold to. The conversation starts at what the portfolio should do next.
These mandates start before the purchase and continue long after it. Before: the structure the property is bought into, agreed with your advisers while it can still be chosen freely. After: one consultant reporting across the whole holding, so what to buy or sell next is answered against the rest of it.
Everything a holding needs, under one name
Acquisition
Ready, off-plan or off-market, briefed once and pursued across the whole market. Every candidate is walked, priced against what has actually sold, and put to you with the reasons against it as well as for it.
Launch access
We transact directly with Emaar, DAMAC, Nakheel, Sobha, Ellington, Arada and Modon, which is how clients enter a launch at the released price rather than buying the same unit back from someone later.
Discreet divestment
A quiet sale to qualified buyers we already know, at a defended price, without a portal listing announcing your position. Where the open market would genuinely pay more, we say so and run that instead.
Ownership structure
Your own name, a UAE holding company or SPV, or a foundation holding the shares. Which one is a decision for your lawyers and tax advisers, and it is worth settling before the offer goes in rather than unwinding it after title is issued. We introduce the counsel who set it up and run the purchase to fit what they establish.
The years of ownership
Snagging before any handover is accepted, tenants found and vetted, rent collected, maintenance evidenced, renewals negotiated. The property performs without you administering it.
Portfolio reporting
Everything you hold read as one position rather than as separate buildings: value against what each cost, yield on rent actually collected, renewals and expiries seen before they arrive, and where the holding is concentrated. The next purchase or sale is judged against the rest of it.
The exit
Held, refinanced, restructured or sold, judged against your numbers rather than our commission. The same consultant who bought it with you carries it out.
Five steps, and you are told the truth at each one
No obligation attaches until you instruct us in writing, and nothing you own is shown to anyone before that.
A conversation, not a pitch
We establish what you are actually trying to do and whether we are the right firm for it. If a different specialist serves you better, that is a useful hour and we will say so.
The brief, written down
Budget, structure, timing, what the asset has to do, and what you will not accept. Agreed in writing so the shortlist can be measured against it rather than against our enthusiasm.
The search, off-market first
Your brief goes to the owners, developers and brokers we already transact with, before it goes anywhere public. You see everything that fits, including what fits and disappoints.
Diligence and the transaction
Priced against real comparables, inspected, permits and title checked, and the paperwork run to whatever structure your counsel has set up. Your lawyers and advisers deal with one person here.
The years after
Snagging, leasing, rent, maintenance, renewals and reporting, and the eventual sale when it is right. The same consultant throughout, which is the entire point of the arrangement.
The clients who came back, and the ones who checked first
Published reviews, under real names, on a profile anyone can open. Every one below describes more than a single transaction, which is the only kind of reference this page is interested in.
I recently purchased two studios in Rukan and approached Hugo from House of Orange to handle the rental and full management, as we are not based in Dubai. House of Orange quickly secured a reliable, long-term tenant and has been managing both properties flawlessly ever since.
Fantastic collaboration with Hugo. Bought several properties through him in Dubai. Transparency, expertise, and speed are his top priorities!
Hugo is a very honest person. I asked him many questions for weeks before I bought some properties. Everything felt good with him, and I also checked things myself.
Hugo guided me from start to finish in finding the perfect investment. He was genuinely helpful and always available for questions. I will definitely choose the same real estate agency again and recommend them to anyone looking for a good real estate investment in Dubai.
Say only as much as you want to
