The rules of the job
The duties a working Dubai agent carries on every listing and every deal: the advertising permit, the Land Department's contracts, anti money laundering reporting, keeping the card valid, and what the regulator has actually fined and suspended people for. Each is sourced to the regulator's own pages and announcements.
The short answer
A Dubai agent advertises only under a Trakheesi permit carrying the Madmoun QR code, lists and sells on the Land Department's contracts A, B and F, reports qualifying cash and virtual asset sales under anti money laundering rules, and renews the broker card with the annual test passed. Every fine the regulator has announced has been AED 50,000.
Questions about this
The ones that come up most often, answered without a pitch.
A Trakheesi advertising permit, applied for by your brokerage through the Dubai Land Department's system. For a ready property for sale it is issued against the Form A number. The advert must show the permit number and the Madmoun QR code, required on print and audiovisual adverts since 24 April 2023 and described by the DLD in April 2025 as required on all adverts.
Its Real Estate Brokerage Practice Guide (November 2024) names three smart contracts: A for listing a property, B for representing a buyer, and F for the sale itself, created from an approved A. Form I, Form U and rental forms are not in the guide.
A Real Estate Activity Report is required on any freehold sale paid with AED 55,000 or more in physical cash, or paid in or converted from a virtual asset. It goes through the brokerage's goAML registration with the FIU. Anything suspicious goes to the firm's compliance officer, whatever the amount.
Most enforcement the Dubai Land Department has announced concerns advertising: no permit, misused or expired permits, or a missing QR code, with fines of AED 50,000. In April 2022 it suspended nine brokers for three months for cold calling.
Through the Dubai Land Department's Trakheesi e-service, which lists a passed annual test for the mediation profession as a condition. The DLD lists AED 520 in renewal fees, and the card's validity is linked to your brokerage's trade licence.
