Sobha Sanctuary
Sobha Sanctuary · Dubai
About this project
Sobha Sanctuary is a master-planned mixed-use development by Sobha Realty, located right off Al Ain Road near Sobha Elwood. Spanning approximately 37.5 million sq. ft. , the project will be delivered in multiple phases over an estimated four to eight years. Upon completion, it is planned to accommodate around 20,000 families across approximately 20,000 residential units, including about 18,000 apartments and 2,000 villas. The first phase will focus on villa living with a limited release of around 250 homes.
The master plan places nature and wellness at its core, with a central destination park, landscaped green corridors, leisure and wellness loops and extensive open spaces. Around 50% of the land area is allocated to parks, water features and community facilities, supported by schools, healthcare and retail connected through walkable green spines.

Our consultants place off-plan across every developer on this list rather than for any one of them, so the recommendation is not decided before you ask. Send us anything on this page, or a project you have been shown elsewhere.
What you get back
- The full cost
- The 4% Land Department transfer fee, the service charge from handover, and the developer's own handover charges. Not the headline price.
- The developer's record
- What they have delivered before, whether it landed on time, and what the finished specification actually committed to.
- The competition
- What else completes in the same community in the same year, because that is what you will be selling or renting against.
- A straight no
- When the numbers do not work, we say so. We would rather place you in something completed than sell you a wait.
