Getting good at the job

Most brokerages recruit and very few develop. This section is the part that usually only exists inside a firm, written down.

The short answer

Top performing Dubai agents concentrate: one or two communities they know better than the portals do, a prospecting routine they run daily rather than when the pipeline is empty, and a decision made early about whether they are a leasing or a sales agent. Breadth is what keeps new agents at zero.

Good to know

Questions about this

The ones that come up most often, answered without a pitch.

  • Leasing has shorter cycles, more transactions and faster feedback, so you learn quicker and earn sooner in smaller amounts. Sales has longer cycles and larger outcomes. Neither is senior to the other; the deciding factor is usually how many months you can fund.

  • Choosing one or two communities, knowing them better than the portals do, and being consistently present there. It works because knowledge of specific stock cannot be copied quickly, and repeat and referral business concentrates geographically.

  • Unsolicited marketing contact is regulated in the UAE, so confirm with your firm's compliance function and the relevant authority what you may do, and what your data source permits, before any calls. Where contact is permitted, relevance produces results and volume does not.

  • Start the record before there is anything in it: everyone you speak to, the stage they are at, and when you will next contact them. Most first-year business comes from second and third conversations, which only happen if the first was written down.

  • Tell the client in one sentence: a UAE seller cannot take crypto, so a licensed provider converts it to dirhams first. Then ask what they hold, whether they can evidence how they got it, and whether they have converted. Never quote a rate or take crypto yourself, and tell your compliance officer, because the sale is reportable.
